Post-Construction Cleaning in Nairobi

From builder's dust to move-in ready

What post-construction cleaning covers

Post-construction cleaning is the cleaning a building needs after construction, renovation or fit-out work and before anyone moves in. It is different from routine or deep cleaning because the dirt is different: cement and plaster dust, paint splashes, tile grout haze, adhesive, sealant smears, protective films and offcuts, on finishes that are brand new and easy to damage.

The work is usually done in three passes. Each pass has a different purpose, and skipping the first two is the usual reason a new building still looks dusty a week after it was 'cleaned'.

Why a builder's eye matters

Most damage at this stage is done by the wrong method on the wrong finish. Acid-based cleaners used to lift cement haze can etch marble, terrazzo and other lime-based stone. Dry scraping can scratch glass and powder-coated frames. Too much water can lift or stain timber and laminate floors. Abrasive pads dull stainless steel, sanitary ware glaze and polished tiles.

Because we work with these finishes during construction, the cleaning method is chosen for each surface rather than applied across the whole building, and a cleaning product is tried on a small hidden area first where a finish is sensitive.

A clean building also shows what dust was hiding. Chips, scratches, cracked tiles, paint misses and leaking traps are noted during the clean, so they can be raised with the contractor while the defects period still applies.

When to book the clean

Cleaning too early is the most common waste of money. If tiling, sanding, drilling or painting is still going on, dust will resettle within hours. The detailed clean belongs after the last dust-making work and after snagging repairs, and before furniture, curtains and appliances arrive.

For a new house or apartment block, plan the clean into the construction programme alongside testing, snagging and handover. For a renovation or office fit-out, allow time between the contractor leaving and your moving-in date, since fine dust keeps settling for a day or two after work stops.

Dust and waste, handled properly

Fine construction dust is best removed with vacuuming and damp methods rather than dry sweeping, which only lifts it back into the air to settle again. That matters for the people cleaning and for the people about to move in.

Debris has to go somewhere lawful. In Kenya, waste transporters are licensed by the National Environment Management Authority (NEMA), so ask who is carrying the waste from your site and where it is going. Removal of debris from site is stated in our written scope, so it is clear what is being taken away and what is not.

How post-construction cleaning works with us

  1. Stage 01

    Site visit or dated photographs

    We look at the building, the finishes, the amount of debris and access, including water, power and any work at height.

  2. Stage 02

    Written scope and quotation

    You receive a scope listing the areas and surfaces included, what is excluded, the number of passes and the price.

  3. Stage 03

    Rough clean and debris removal

    Debris, packaging and protective coverings are cleared and floors are swept and vacuumed so the surfaces can be seen.

  4. Stage 04

    Builders' clean

    Every room is cleaned from the top down: ceilings and fittings, walls, glass and frames, joinery, wet areas, then floors.

  5. Stage 05

    Defects noted

    Damaged or defective finishes found during cleaning are listed with their location for you to raise with your contractor.

  6. Stage 06

    Walk-through and handover clean

    A final pass removes settled dust, then we walk the building with you or your representative before sign-off.

Questions we are often asked

How much does post-construction cleaning cost in Nairobi?

The price depends on the floor area, the type and condition of the finishes, how much debris is left, access for work at height and whether one pass or three is needed. Because those vary so much between sites, we give a written quotation after a site visit or dated photographs rather than a flat rate per square metre.

What is the difference between post-construction cleaning and deep cleaning?

Deep cleaning deals with accumulated household or office dirt. Post-construction cleaning deals with building residue such as cement and plaster dust, paint, grout haze and adhesive on new finishes, and normally includes clearing debris and protective coverings first.

Do you clean buildings that another contractor built?

Yes. The clean can follow our own build or a project completed by another contractor, including renovations and office or shop fit-outs. We look at the site first so the scope matches what has been left behind.

When should post-construction cleaning be done?

After the last dust-making work and snagging repairs are finished, and before furniture, curtains and appliances are delivered. Booking it earlier usually means paying for the same clean twice.

How long does a post-construction clean take?

It depends on the size of the building, the finishes and the amount of residue, so the duration is stated in the quotation once we have seen the site. Allow for a final pass a day or two after the main clean, because fine dust keeps settling.

Is debris removal included?

Removal of construction debris from site is listed in the written scope when it is included, with what is being taken away. Large volumes of rubble or excavated material are priced as a separate item.

Do you need water and electricity on site?

Yes. Cleaning needs running water and power for vacuums and machines. Tell us if the building is not yet connected so that this can be planned before the team arrives.

Which areas do you cover?

We are Nairobi-based with offices at Spurmall, off Thika Road in Ruiru, and take post-construction cleaning work in Nairobi and the surrounding counties. For sites further away, ask and we will confirm whether we can attend.
