Beaver ConceptsDesign & Build

Design and build in Kenya, from first drawing to handover.

Beaver Concepts brings architectural design, construction, MEP engineering and cost estimation together for homeowners, developers and businesses in Kenya.

One integrated approach

Drawings, engineering, cost and site under one roof

Use one discipline when you need it, or all six together. Combined, the design is costed while it is still cheap to change, and the people who draw the building answer for how it is built.

Design and Build

One team, one contract, one set of answers

Design and build means one firm takes responsibility for the architectural design, engineering, costing and construction of your project under a single contract. Beaver Concepts delivers this for homeowners, developers and businesses in Nairobi and the surrounding counties, with the drawings, bill of quantities and build programme prepared together rather than one after the other.

Architectural Design

Homes and buildings designed around how you live

Beaver Concepts provides architectural design in Nairobi and across Kenya, from house plans and apartment blocks to commercial buildings, including 3D visualisation, interior design and county approval drawings. Our drawings are coordinated with structural and MEP design from the start, so what is approved is what can be built and priced.

Construction

Built to the drawings, reported stage by stage

Beaver Concepts builds bungalows, maisonettes, apartments, commercial buildings and renovations for homeowners, developers and commercial clients in Nairobi and the surrounding counties. Every build is priced from a bill of quantities, programmed before work starts, and reported on with dated photographs so you can follow progress from anywhere.

Project Management

Scope, time and cost, held in balance

Construction project management is the discipline of delivering a building to the agreed scope and quality, on programme and within budget, by planning the work, controlling change and reporting honestly on progress. Beaver Concepts provides it with an in-house team of architects, engineers, quantity surveyors and site managers, for homeowners, developers and commercial clients.

MEP Engineering

The systems that make a building work

MEP engineering covers the mechanical, electrical and plumbing systems that make a building work: ventilation and cooling, power and lighting, water supply and drainage, fire protection, solar and borehole systems. Beaver Concepts designs these systems for homeowners, developers and commercial clients in Nairobi and across Kenya, coordinated with the architecture and structure from the outset.

Cost Estimation

Know the cost before you build

Cost estimation is how you find out what a building will cost before you commit to it: bills of quantities, cost plans, feasibility studies and audits of costs already incurred. Beaver Concepts provides quantity surveying in Nairobi and across Kenya for homeowners, developers and businesses who want a defensible number, not a guess.

From first sketch to handover

Five stages, each with a clear output you approve before the next begins. You always know what has been done, what it cost and what comes next.

  1. Stage 01

    Brief and site

We confirm your needs, budget and plot, and review ownership documents and site conditions.

  2. Stage 02

    Design and approvals

Concept, approval drawings and coordinated engineering, submitted to the county.

  3. Stage 03

    Cost and tender

A measured bill of quantities, so you know the price before you commit to build.

  4. Stage 04

    Construction

Supervised against the drawings, with stage payments and photographic progress reports.

  5. Stage 05

    Handover

Snagging, testing and as-built information, then a defects period.

Questions we are often asked

Who does Beaver Concepts work with?

We work with homeowners, developers and businesses on projects in Kenya, from individual design or costing services to coordinated design and construction. Clients based abroad can also discuss their projects with us and follow progress remotely.

What is the difference between an architect, an engineer and a quantity surveyor?

The architect designs the building and prepares the approval drawings. Engineers design the structure and the services: mechanical, electrical and plumbing. The quantity surveyor measures and prices the design, and manages cost. On a good project all three coordinate from the start.

Do I need approval before I start building?

Yes. Building plans need county government approval before construction starts, and larger or environmentally sensitive developments may also need approval from NEMA. Approved drawings must be prepared by registered professionals.

What documents do I need before we start?

Usually proof of ownership such as a title deed or lease, a recent official search, the survey plan for the plot, and your brief and approximate budget. If you do not have everything yet, we can start with a site review and tell you what is missing.

Why should I have a bill of quantities before building?

A bill of quantities lists every item of work with measured quantities, so contractors price the same scope and you can compare their prices fairly. It also gives you a basis for checking variations and valuations later.

How do I get a quote?
